What’s included in the price?
The price includes heating and electricity. Towels, bed linen, duvets, sheets, pillows and pillowcases are provided for use in the cottage and we will make the beds up in the arrangements you’ve requested before your arrival. The twin bedroom can be made up to a super-king 'zip and link' by request.
Booking Periods
From 16:00 on the day of arrival to 10:00 on the day of departure. Short breaks Friday to Monday and Monday to Friday (both 70% of full week rate) are often available outside peak periods. Other start days are by arrangement so please contact us about any of these.
Charges and Terms
A booking must be accompanied by a 20% deposit or £100.00 (whichever is the greater) non-returnable deposit per week booked (bookings made within 60 days of the start date must be accompanied by full payment). Payment is by cheque or electronic transfer. The full cost of the holiday is payable 60 days before arrival. 50% of the full hire charge is due if the holiday is cancelled before full payment has been made and the full hire charge, when paid, is non-refundable. We will use our reasonable endeavours to re-let the cottage following cancellation and the net value of the re-letting will be credited against cancellation charges. There is a minimum cancellation charge of £50. We firmly recommend Cancellation Insurance.
We reserve the right ourselves to cancel any booking after giving notice to you in the event that we are unable to let the accommodation booked for reasons beyond our reasonable control or in circumstances such that we believe the accommodation is unsuitable.
Damage Security Deposit
A £100 refundable damage security deposit is payable either by CASH only on arrival. The deposit will be returned in full or in part when the cottage has been fully checked for loss of inventory or damage we consider to be unreasonable. If the cottage requires cleaning above and beyond our normal expectations this may also result in a charge. Breakages may be charged at our discretion.
Pets
With beautiful countryside and excellent footpaths Tindall Barn provides a great base for visitors with dogs. If you intend to bring a dog with you this should be indicated on the booking form at the time of booking. We welcome well-behaved dogs. However with cattle nearby, and other wildlife, we do need guests to take particular care of their dogs.
Please ensure you clear up after your dog and do not let it swim in the fishing ponds. We’ve had a number of instances of wet and muddy dogs racing back into the Barn and shaking themselves dry.
Dogs must not be left unattended in the Barn. Some local pubs are dog friendly.
No other animals can be brought onto the property without prior permission.
Smoking
Smoking is not permitted in the Barn and the hirer will be liable for the cost of cleaning all carpets, furniture and curtains if smoking has occurred.
Fishing
Fishing is available during the open season. (Closed season is 15th March - 15th June) Rods must never be left unattended. Fishermen will be liable for any injuries to waterfowl.
Additional Visitors
The total number of people who may stay is as stated. However, you are welcome to have up to four additional people visiting you.
Group Bookings
We reserve the right to refuse bookings for which, in our opinion, the accommodation is unsuitable. We do not accept stag / hen party type bookings.
Liability
Care must be taken by all guests at all times. Parents are advised in particular to ensure that children are accompanied by a responsible adult to ensure that when children are near the pond they are safe and not left unattended. We do not accept responsibility for any damage to or loss of guest’s property, cars or contents and you agree to indemnify and hold us harmless from and against all actions, proceedings and claims (including reasonable legal fees incurred in defending the same) arising from your acts or omissions (and those in your party) whilst on our premises.

We do not collect personal information from visitors to our website other than information which is knowingly and voluntarily given. Anonymous information is collected, such as the number of visitors to the website in a given period but it is purely statistical and cannot be used to identify an individual user. Cookies are not used to collect any other information from visitors to the website. The information provided by you will be used to contact you with further details of our current activities or to send details of future initiatives or events. It may also be used for research purposes. As members of Premier Cottages we have agreed to supply to Premier Cottages Ltd the names, postal and email addresses of all guests booking with us during the previous year, in order that these guests may be sent a Premier Cottages brochure and sent promotional emails from time to time. Access Statement for Tindall Barn
Introduction
Tindall Barn is truly far from the Madding Crowd. The Barn, a self-catering holiday accommodation open all year round, is situated on the Norfolk/Suffolk border near to the village of Ditchingham, which is five minutes away. This holiday accommodation, which is an 1870 agricultural farm building, is approached via a gravel farm track leading to a parking area opposite the barn. One can also park outside the front door - approx. three metres from car to front door via a gentle 1:12 slope made from new but slightly riven slabs. This is fully accessible for wheelchairs.
All rooms and bedrooms are on one level.
Tindall Barn sleeps up to six people, plus one infant in cot/travel cot and has three bedrooms, all en-suite.Well behaved pets welcome. The entire property is on one level.
